If there’s one thing you can’t afford during a Dubai summer, it’s an AC failure. When temperatures soar above 45°C, air conditioning isn’t a luxury — it’s a lifeline. Yet every year, countless homes, offices and commercial buildings suffer untimely AC breakdowns. Most of these failures are preventable.
1. Schedule preventive maintenance before summer hits
Book preventive maintenance in the cooler months — ideally March or April. A professional service will clean filters and vents, inspect refrigerant levels, tighten electrical connections and check overall performance.
2. Clean and replace air filters regularly
Dirty filters restrict airflow, overwork the system and reduce cooling efficiency. In a dusty climate like Dubai’s, filters should be cleaned monthly and replaced every two to three months, especially in commercial setups.
3. Keep the outdoor unit clear
The condenser unit is responsible for releasing heat. If it is covered in sand, leaves or debris — common during shamal winds — the system can overheat. Regular inspection and cleaning avoids airflow obstructions during high-load periods.
4. Check for unusual noises and leaks
Strange sounds, water leakage or inconsistent cooling are early signs the system is under stress. Ignoring these warnings increases the risk of a full system failure.
5. Invest in an annual maintenance contract (AMC)
For a commercial property or a villa, an AMC guarantees regular checkups, priority service and better cost control over time — so you are not scrambling to find help in an emergency.
6. Don’t DIY — trust certified professionals
Modern HVAC systems are complex. One wrong move could void a warranty or worsen the problem. Certified technicians use proper tools, follow safety protocols and meet local regulatory standards.
7. Monitor energy bills for spikes
An inefficient AC system consumes more power than necessary. An unexpected spike in a DEWA bill can indicate clogged filters, refrigerant issues or system strain. Timely maintenance keeps the unit energy-efficient and reduces the risk of burnout.
In a city where the AC often runs around the clock, preventive care is the key to keeping cool — literally.
